How to get 40 years out of a Pakenham driveway instead of 20: the maintenance schedule

What actually attacks a driveway in Pakenham
Every region kills concrete differently. Bayside suburbs fight salt air. The high country fights freeze and thaw. Cardinia has its own list, and none of it is guesswork.
Reactive clay, and lots of it. Most of Pakenham, Officer, Cardinia Lakes and Lakeside sits on clay classified as moderately reactive, with pockets of highly reactive ground near Cardinia Creek and in parts of north Officer. Under the Australian Standard for residential slabs and footings that is Class M and Class H country. Seasonal moisture change swells and shrinks that clay by 20 to 40 mm, and a driveway slab rides on top of it. This is why the control joints and the base matter more here than they do on sand. A slab that can move at the joints survives. A slab that cannot cracks wherever it likes.
Deep engineered fill. The newer estates through Pakenham East, Lakeside and the Officer growth corridor sit partly on imported and compacted fill. Properly done it is excellent. Where a service trench has been backfilled loosely, or where a downpipe has been quietly discharging into it for two years, you get local settlement and a panel that drops overnight after heavy rain.
Water, in three ways. Stormwater off a large modern roof arrives fast and concentrated. Ag drains and surface drains block with leaf litter. And irrigation on a garden bed against the slab edge keeps the clay under that edge permanently wet while the middle of the driveway dries out, which is a recipe for differential movement. Frost, more than people expect. Pakenham is inland enough, and low enough in the valley, to get real winter frosts. Frost does not destroy a good slab, but it will find a weak, over-trowelled surface and lift it off as scaling in the first winter or two.
UV and tree litter. Summer UV degrades a sealer film in 4 to 5 years, which is exactly why the reseal interval is what it is. Eucalypt, plane and liquidambar litter stains concrete with tannin, and wet leaves left in a joint over autumn hold moisture right where you do not want it.
What is not a problem here. Salt air is genuinely minor in Pakenham. Hard water scale is not an issue on this supply either. Being honest about what you do not need is part of the job.
The cost of neglect, with real numbers
These are the four comparisons that decide whether a driveway sees 40 years or 18. All figures are indicative 2026 Cardinia prices including GST.
- A blocked or badly placed downpipe outlet. Extending it and directing the water away costs $180 to $450. Leaving it costs $1,800 to $6,500 once it has washed the base out from under a panel. That is a 10 to 20 times multiple on the same problem.
- An open control joint. Cleaning and resealing joints costs $18 to $32 per linear metre, so $200 to $500 across a typical driveway. An open joint feeds water straight into the base. The result is a dropped panel at $900 to $2,500, and if several go, replacement at $110 to $180 per square metre.
- A sealer left to fail. Resealing exposed aggregate at $8 to $15 per square metre is $500 to $1,200 every 4 to 5 years. Skip it for a decade and the stone starts letting go and the surface stains permanently, at which point you are resurfacing at $60 to $110 per square metre, which is $3,600 to $8,800 on the same driveway.
- A tree root you can see coming. A root barrier is $250 to $600. Grinding the lip afterwards is $450 to $1,200, replacing the panel is $900 to $2,500, and it will happen again because the root is still there.
Add it up. A driveway maintained properly costs roughly $180 to $350 a year averaged over its life, and most of that is the reseal amortised out. A neglected one costs nothing for twelve years and then presents a bill somewhere between $4,000 and $14,000. There is no version of this where neglect is cheaper.

What voids a warranty, and why
Every workmanship warranty and every sealer manufacturer warranty has the same short list. None of it is fine print designed to trap you: each item is something that genuinely damages the slab or takes control of the outcome away from whoever guaranteed it.
- Traffic before the cure. Foot traffic at 24 hours, light vehicles at 7 days, heavy vehicles and trailers at 28 days. A removalist truck on a 10 day old slab will crack it and no warranty covers that.
- Acid washing. It etches the surface, strips the sealer and on coloured concrete it bleaches the oxide unevenly. There is no way back from it.
- High pressure washing too early or too close. Under 6 months, or closer than about 300 mm, or above roughly 2000 psi, you are removing the surface mortar that gives concrete its wear layer.
- Salts and pool chemicals. De-icing salt, pool chlorine and pool salt all attack the cement paste. This one catches people who store pool chemicals in the garage and rinse the spill onto the driveway.
- An incompatible sealer. Putting a solvent-based sealer over a water-based one, or the reverse, can cloud, blister or peel the whole surface. Ask what was originally applied before you buy anything at the hardware store.
- Cutting, coring or trenching. Running a new water line, a conduit or an irrigation pipe across the slab without a proper reinstatement breaks the reinforcement continuity and creates the crack line for the next ten years.
- Changing the drainage or the finished levels. Building a garden bed, a retaining wall or a new path that changes where the water goes puts the slab in a situation the contractor never designed for.

Seasonal timing in the Cardinia Shire
Spring. The clay is at or near maximum swell after the winter rain, so this is the best time of year to spot a fall problem or a panel that has moved. If a puddle sits anywhere in September, it will sit there forever. Check the tree edges now too, because root growth is active.
Summer. The sealing window. Warm, dry slabs and a settled forecast are what a sealer needs. It is also when shrinkage cracks open widest, which makes it the honest time to measure them, and it is the right season for crack routing because the joint is at its widest.
Autumn. Leaf management, and it matters more than people think. Weekly clearing through April and May keeps the joints and drains clear before the wet months, and stops tannin staining setting into the surface.
Winter. Do not seal, do not pour if you can avoid it, and watch for scaling after a frost. The honest constraint: when maintenance is money wasted
There is a point where maintaining a driveway stops making sense and we will say so rather than sell you an annual service.
If more than about 25 to 30 per cent of the slab is cracked, patched, scaled or has dropped, you are maintaining something that has already failed structurally. Resealing it, filling the cracks and washing it will make it look better for one summer and change nothing underneath. That is the moment to price the honest options on the resurfacing versus replacement page instead.
The same is true of a slab that was poured without control joints, or that is clearly thinner than 100 mm at a broken edge, or that sits directly on uncompacted clay with no crushed rock under it. No maintenance schedule can compensate for a base that was never there. Sealing a driveway like that is the equivalent of painting over rust.
And we will not sell a reseal on a driveway that is only two years old, or a joint reseal on joints that are intact, or a root barrier where the nearest tree is a shrub.
