Reactive-clay engineering.
Cardinia’s Newer Volcanic clay is reactive (AS 2870 Class M or H). Seasonal swell moves 20–40mm. An unreinforced slab on a thin base cracks in 2–3 years. We spec SL92 mesh on bar chairs over 100mm of compacted Class 3 crushed rock minimum, with 32MPa concrete and saw-cut control joints every 3m within 18 hours of pour. Class H sites (parts of Cardinia Lakes, near Cardinia Creek) get upgraded to SL102 mesh + 150mm base.
The Cardinia crossover permit.
Every new or widened vehicle crossover needs a Cardinia Shire permit — ~$260 application fee plus $1,500 refundable bond held until the Shire inspects and signs off after pour. We lodge the permit, pay the bond on your behalf, and reclaim it on completion. The whole permit cycle takes 15–20 business days. Plan for it — you can’t pour the crossover without it.
Estate covenant compliance.
Cardinia Lakes, Lakeside, Officer Town Centre, Arcadia and Pakenham East estates all have design covenants requiring a decorative driveway finish — usually exposed aggregate or coloured concrete — on any frontage visible from the street. Plain broom-finish concrete is generally not approved for the front. We’ll match your build’s Colorbond and brick to the right finish so the estate-design review approves first time.
